Malvern Heating Repair Guide: Condensate Drain Line Freezing Problems

As you know, the condensate produced as byproduct during normal operation of your furnace has to be drained away. It’s toxic, very acidic and has been contaminated by the normal combustion that takes place in your Malvern home’s furnace, so you certainly don’t want it hanging around.

The typical solution is to have it drain out through a drain pipe, usually beneath the floor of your basement foundation, or down the side of your home and out through a downspout. But have you ever had your condensate line freeze up on you? That is no fun chore to deal with.

A frozen condensate line is usually caused by poor insulation. What happens is that when the temperature drops, the rate of drainage begins to slow down and the droplets begin to freeze one by one, like icicles, until the whole pipe is frozen. This creates obvious problems and can interfere with the proper heating of your home.

Usually, this just means the pipe is poorly insulated, which is a solution that can be remedied. If you have a condensate drain line that freezes anywhere other than under the foundation – for example, one the runs down the side of your home – you can try wrapping it in heat tape.

Sometimes, the best way to rectify the situation once and for all is to reroute the pipe. This can be a somewhat involved process, depending on where the drain line is. For example, if the pipe is poorly insulated because it is buried to shallow beneath the foundation, it will have to be dug up to be rerouted along a warmer path.

If you have already tried insulating the pipe with heat tape or some other solution, but the freezing problem continues to occur, then rerouting is probably your best option. It will be worth it to not have to deal with that freezing drain line anymore, though.

By now you’ve probably heard how important it is to have good ventilation in your Narberth home. How Much Ventilation?

Most recommendations for ventilation come from the Home Ventilation Institute, which provides a series of standards of measurement for builders and contractors retrofitting homes for better ventilation. Here are some of their recommendations and how they might apply for your home:

  • Bathroom – Small bathrooms (less than 100 sq. ft) need 1 CFM per square foot of bathroom. The number goes up for each fixture if you have a large bathroom.
  • Kitchens – Your kitchen range needs at least 100 CFM if against the wall and upwards of 150 CFM if on an island.
  • Ventilators – If you have an HRV for your home, you should have at least 100 CFM for 2,000 square feet and another 50 for every 1,000 square feet of home size being ventilated.
  • Home Ventilators – The actual volume of CFM for ventilators depends on the type of ventilator being used. For example, a whole house ventilator needs upwards of 6,000 CFM for a 2,000 square foot home. Attic ventilators need 1,400 or more.

So, what does this mean for your home? It means in general that you need a lot of ventilation and that the best way to get it is through mechanical ventilation techniques combined with your air handler and ductwork.

Furnaces

Boilers

It also has less of an impact on indoor air quality since there is no air movement and boilers tend to last a very long time when well maintained.

Heat Pumps

Heat pumps are becoming increasingly popular, especially in milder climates where it rarely gets below 40 degrees F. A heat pump uses the same technology as an air conditioner to extract heat from outside using a compressor, evaporator coils, and condenser coils with refrigerant.

It is most efficient in the spring and fall when temperatures are mild, but it uses much less energy than either a boiler or furnace and it can be used in the summer to cool your home. When properly maintained, a heat pump will last 10-20 years and save quite a bit of money, though it is recommended that you have an emergency heat source for days when the temperature outside gets below 40 degrees F.

Humidity 101

Well, for starters, it’s a good idea to check the humidity levels in your home. Improper humidity can lead to all sorts of problems, and it can also make it harder for your home heating and cooling systems to maintain a comfortable temperature. Air that’s too dry doesn’t hold heat as well as properly humidified air, so in the winter, your heating system will have to work harder to keep your family comfortable. On the other hand, if there is too much humidity in your home, you’re more likely to develop problems with mold and dust mites. And your home cooling system will have a harder time keeping you comfortable indoors. How Does Central AC Work?

We pretty much just take the fact of central air conditioning for granted these days. It is present almost everywhere and it is hard to imagine getting through a long hot summer without it. But if you are like most people, you probably do not actually know how central air conditioning works. While you can certainly take advantage of it without understanding it, the basic concept is pretty simple.

Basically, central air conditioning systems are composed of an outdoor unit that typically houses the compressor and condenser and an indoor unit that manages the flow of air throughout your house or other building. This indoor unit is typically either an air handler or a furnace, and it directs the flow of air through a series of ducts that feed into the various rooms of the house.

The cool air originates in the outdoor unit and is blown into the house, gradually absorbing heat as it goes, and that air is then returned to the outdoor unit to be re-cooled. What actually happens in the outdoor unit involves the cycle of a type of refrigerant from a gas to a liquid and back. In the condenser area of the outdoor unit, the pressure on the refrigerant is lessened and it is able to absorb heat from the air returning from the house.

This gas, while warmer than the liquid refrigerant, is still quite cold and acts to cool the air being passed back into the house. As that refrigerant moves along to the compressor area, the gas is converted to a liquid and is forced to release the heat it had been holding. In that way, the air conditioner is able to remove heat from the inside of your house and release it outside.

Your air conditioning system is also generally hooked up to a thermostat, which is what controls when the unit switches on and off. You can set the thermostat at the temperature you would like to maintain inside your house and the thermostat will signal the air conditioner to switch on when the indoor temperature rises above that level. And once the indoor temperature is again below the preset level on the thermostat, the air conditioner will switch off again.

How to Judge the Quality of a Ceiling Fan

Like just about anything else on the market these days, there are good ceiling fans and there are low quality ones. With such a seemingly simple piece of equipment, it can be tempting to just grab the cheapest one you can find. After all, how much of a difference can it really make? In fact, the quality of the ceiling fan you buy can have a significant impact on its performance level and how long it lasts.

Of course, you do not necessarily want to go out and buy the most expensive thing you can find either. There are many good quality ceiling fans that will not cost you an arm and a leg, but you need to know how to find them and separate them from the rest of the pack.

One of the first things to look for when you are evaluating your ceiling fan options is how much of an angle the blades have. This angle usually ranges from eight to 15 degrees and the bigger the angle, the more air the fan can move at once.

However, cheaper fans with a less powerful motor cannot handle the resistance that a higher volume of air generates. What that usually means is that the units with the smaller blade angle are less powerful and will be less effective at circulating air throughout your room. Even when they are running at the same speeds, the blades with the smaller angle will move less air, and so they will not keep you as cool.

You should also check the various ceiling fans you are considering to make sure they are the right size to fit your room. To be safe, a ceiling fan’s blades should be no less than seven feet above the floor. But if you have very high ceilings, you may want to add something that can extend the fan down closer to the floor so that you will still feel all of the cooling effects it produces.

The various ceiling fans on the market right now all have many different features that can influence your decision as well. For instance, you may want to opt for a fan that has programmable settings or that comes with a remote control for more convenient access. But if these are not features you care about, you can probably save quite a bit by going with a no-frills model.

When you are buying a house, you want to make sure you know exactly what you are getting. One of the most important things you should do before you agree on a deal is to hire a professional home inspector to come out and take a look. However, hiring these inspectors is expensive and you do not want to waste time and money on a house that is not worth it.

For that reason, it can be very helpful if you can take a look at a place on your own first to see if it is even worth making an offer on. Of course, you cannot complete the type of inspection that a professional would be able to do, but you can take a look for some important and easy to spot problems that will give you a good idea whether or not it is even worth taking the process on this house any further.

For instance, you should start by taking a look at the house from a good distance away. Make sure the house actually looks like it is standing upright and that it is even. Sometimes from a distance you can see that a house is actually leaning to one side when that is not obvious up close.

Also, this will give you a chance to check out the lay of the land around the house. Remember, you want water to flow naturally away from your house so that it does not get into the basement and cause a problem on a regular basis. That means that you want the ground to slope away from the house rather than be flat or slope towards it.

Check out all of the plumbing and be sure to run water, flush toilets and thoroughly inspect all bathrooms and the kitchen. You want to see high quality fixtures and good water pressure. Also, check to see how long you have to wait to get hot water at various locations throughout the house.

Be sure to find out what type of heating system the house has in place as well and how old it is. Even a system that works well will need to be replaced soon if it is more than 10 years old. While this may not necessarily stop you from purchasing the house, the cost of replacing that system can certainly impact the amount you are willing to offer.
